Order Description
Connoisseur Winery Company (CWC) intends to build a winery at its 100 hectare vineyard located in the Yarra Glen, Victoria. As the preferred company you are requested to submit a Project Management Plan for this development. CWC considers this development as the next logical set in its development as a company that wants to give clients a memorable, full Mediterranean wine experience in a quality layout that will direct our sales away from the wholesale market to the boutique small-run direct sales market. Economic, social and environmental sustainability will be the main theme of this development and we expect that these principles will be embedded in your proposal. Design of the building must “green” using as little energy as possible and aiming for zero net emissions. Water collection and recycling must be paramount along with the extensive use of photovoltaic and geothermal systems. All construction materials used must be recycled or from sustainable sources.
The project requirements:
Property – land area 100 hectares
Road works (winery entrance)150 m circular circuit from main road.
Car park size 200 car spaces with provision for disabled parking.
And also provision for 3 bus parking spaces
Building area 3600 sq m to house the following.
Road works (to carpark) 250 m.
Building requirements: This will be an industrial facility with a welcoming warm and friendly retail environment.
Retail Space:
The retail section should give the feel of a modern version of the old-fashioned Tuscan villa and include the following:
Courtyard entrance
Open reception area with backroom office space
Wine tasting / continental delicatessen pavilion with a fireside lounge area, seating 30 guests with a full lengthen glassed wall overlooking the wine production facility
Expandable dinning area catering for 50 to 200 guests leading onto an alfresco dinning area that overlooks the vineyards and olive groves Commercial kitchen
Industrial Space:
This is required to be a nine metre clear span metal framed building for wine production and include the following:
Production area
Enclosed laboratory
Barrel making and storage area
Production room winery office
Shipping area and loading dock
Wine education room with wine library
Residential Space:
350 square metre brick veneer double storey private residence
Family room
Formal lounge room
Formal dinning room
Theater room
Four bed rooms
Four ensuite

Three garages
Road works and Carpark:
Two way sealed road connecting to highway and able to carry commercial traffic such as tour buses and light trucks.
Sealed and lined car park with room for 200 cars and facilities for tour busses.
Landscaping of roadside and car park.
